LOGAN-ROGERSVILLE R-VIII SCHOOL DISTRICT REQUEST FOR QUALIFICATIONS

CONSTRUCTION MANAGEMENT-AT-RISK SERVICES

In accordance with RSMo. Chapter 67 Section 67.5050.1, the Logan-Rogersville R-VIII School District is soliciting written proposals from qualified firms and individuals to provide professional Construction Management-at-risk services for the following project:

Multi-phased work at multiple district facilities: an addition and renovation to the Upper Elementary School, including playground upgrades; Additions and Renovations at the Middle School; a new Ag Center Building at the High School; district-wide HVAC, Paving, Roofing, and other maintenance improvements; and other miscellaneous renovations to buildings and facilities throughout the District. The work will be phased, starting in Spring 2026 and being completed by Fall 2028 – individual facility schedules will be developed in coordination with the CMaR. The estimated budget is $24 million in construction costs.

Interested parties must contact the district’s agent, Ball Architects PC, J. Chris Ball AIA, via email at the cball@jbapc.com to obtain a request for qualifications (RFQ). Responses must be returned to Ball Architects PC by 11:00 am on Thursday, January 8, 2026. After receiving and ranking the proposals, the BOE will request a Fee Structure from the top 3-ranked proposals. After an additional round of scoring, up to two proposers will be interviewed in an open BOE meeting in January. After which, a single proposer will be selected to provide CMaR services to the School District.
